KeyBanc Upgrades Airbnb on Hotel Growth Potential

KeyBanc Turns Bullish on Airbnb, Sees Hotels as a Second Growth Engine

Airbnb (NASDAQ: ABNB) has received a fresh boost from KeyBanc Capital Markets, which upgraded the travel platform to Overweight from Sector Weight and set a $191 price target in a Friday research note.

KeyBanc analyst Sergio Segura based the target on 17 times estimated 2028 EBITDA and identified three factors behind the upgrade: increasingly durable growth in Airbnb's core business, hotels emerging as a second growth engine, and the company's potential to benefit from artificial intelligence.

Airbnb shares closed at $160.47 on October 1, putting KeyBanc's target at roughly 19% above that closing price. The target is an analyst estimate, not a guaranteed future stock price.

Why KeyBanc Is More Positive on Airbnb

The central argument behind the KeyBanc Airbnb upgrade is that the company's growth story may be becoming more diversified.

For years, Airbnb's core business has been centered on homes and other alternative accommodations. KeyBanc now sees evidence that improvements to the platform, stronger brand engagement and expansion into hotels can provide additional sources of room-night growth.

Segura said core growth appears increasingly durable and product-led. The analyst pointed to product improvements, broader market penetration and stronger brand engagement as factors behind the recent reacceleration.

One particularly notable indicator is the growth of first-time bookers, which KeyBanc said reached its fastest rate in four years.

That matters because attracting new customers can expand Airbnb's addressable market rather than simply increasing booking frequency among existing users.

Hotels Could Become Airbnb's Second Growth Engine

The most important part of the KeyBanc thesis is Airbnb's expansion into hotels.

According to Segura, hotels currently represent a single-digit percentage of Airbnb's nights, but hotel nights are growing at approximately three times the pace of the company's homes segment. KeyBanc estimates that hotels could add at least two percentage points to room-night growth over the next several years.

The significance goes beyond simply adding another category to Airbnb's platform.

Hotels give travelers another reason to use Airbnb even when they are not looking for a traditional vacation rental. A customer planning a business trip, short city visit or last-minute stay could potentially use the same platform for a hotel room that they might otherwise book through a conventional hotel or travel website.

KeyBanc's consumer research and management commentary also suggest that hotel bookings are largely incremental, rather than simply replacing bookings that would otherwise have been made for Airbnb homes.

If that trend continues, hotels could expand Airbnb's total booking opportunity without materially weakening its existing homes marketplace.

AI Is Another Part of the Bullish Case

Artificial intelligence is the third pillar of KeyBanc's argument.

The firm believes Airbnb can use AI to improve its product and customer experience rather than simply treat the technology as a cost-cutting tool.

KeyBanc said AI is helping accelerate product development, with improvements aimed at areas such as conversion and engagement.

Airbnb has also been developing AI-related features, including technology intended to improve pricing and marketplace efficiency.

For a travel platform, even small improvements in search, personalization, pricing and booking conversion can potentially have a meaningful financial effect because the company operates a large global marketplace.

The challenge is that AI is also changing how consumers discover and purchase travel. Search engines, AI assistants and travel agents could increasingly become intermediaries between consumers and booking platforms.

KeyBanc's Segura argues that Airbnb may be relatively well positioned because travel is a high-trust purchase where consumers value reliability and booking certainty, while much of Airbnb's inventory is unique to its platform.

That remains an important competitive issue for investors to monitor.

Airbnb's Valuation Is Part of the Upgrade

KeyBanc's bullish view is not based solely on faster growth.

The firm also highlighted Airbnb's valuation. According to KeyBanc, the stock was trading below its three-year median valuation multiple and at a discount to traditional lodging peers despite what the firm sees as stronger growth and operating momentum.

This creates an important distinction between business growth and stock valuation.

A company can continue growing while its stock performs poorly if investors believe too much future growth is already reflected in the share price. Conversely, improving growth expectations can support a stock if its valuation has already compressed.

For Airbnb, KeyBanc's argument is that the market may not be fully reflecting the potential contribution from hotels and the durability of its core business.

Recent Stock Performance Adds Context

Airbnb's latest analyst upgrade comes after a difficult stretch for the stock.

The shares had been heading toward a fourth consecutive weekly decline, while September was reported as Airbnb's weakest month since March 2025. The stock closed at $160.47 on October 1.

That backdrop helps explain why the KeyBanc upgrade attracted market attention.

Still, one analyst upgrade does not change the company's underlying fundamentals overnight. Investors will ultimately look to Airbnb's bookings, revenue, margins, free cash flow and forward guidance to determine whether the growth thesis is translating into financial results.

Airbnb's investor-relations materials show that the company continues to report quarterly financial results and regulatory filings, providing the primary information investors should use alongside external analyst research.

What Could Drive Airbnb's Next Phase of Growth?

The hotel business is likely to remain one of the most closely watched areas.

Investors will want to see whether hotel bookings continue growing materially faster than home bookings and, more importantly, whether that growth produces additional revenue and profitability.

The company's core homes marketplace remains equally important. Airbnb needs to maintain healthy supply, attract travelers and hosts, and preserve engagement as competition across online travel becomes more intense.

AI developments will also deserve attention. The key question is not simply whether Airbnb launches AI-powered features, but whether those features improve measurable outcomes such as conversion, booking frequency, customer satisfaction and operating efficiency.

Risks Investors Should Consider

The bullish KeyBanc thesis faces several risks.

Travel demand can weaken if consumers face economic pressure, while changes in foreign exchange rates can affect Airbnb's international business.

Competition also remains intense. Traditional hotel companies, online travel agencies and other accommodation platforms compete for both customers and property supply.

Regulation is another long-term issue, particularly in major cities where short-term rentals face restrictions.

There is also execution risk around hotels. Rapid growth from a small base can produce impressive percentage increases, but Airbnb will need to demonstrate that the category can become financially meaningful at scale.

Finally, analyst price targets are inherently uncertain. They depend on assumptions about future earnings, valuation multiples and business growth that can change.

What Investors Should Watch Next

For those following Airbnb stock, several indicators will be particularly important:

  • Hotel room-night growth: Whether hotels continue growing substantially faster than homes.
  • Core booking growth: Whether the existing marketplace maintains its momentum.
  • First-time bookers: Continued growth would indicate successful customer acquisition.
  • Revenue and EBITDA: Whether additional bookings translate into stronger financial performance.
  • AI-driven product improvements: Evidence that new technology improves conversion and engagement.
  • Valuation: Whether Airbnb continues trading at a discount to comparable lodging businesses.
  • Travel demand: Consumer spending and international travel trends remain important external drivers.

The Bigger Takeaway

KeyBanc's Airbnb upgrade reflects a broader view that the company may be moving beyond a single-engine accommodation model.

Its core homes marketplace remains the foundation, but the rapid expansion of hotel bookings gives Airbnb another potential source of room-night growth. KeyBanc estimates hotels could contribute at least two percentage points to room-night growth over the next several years, while AI could support improvements in the platform's product and customer experience.

The next test will be execution. Investors will need to see whether hotel growth remains incremental, whether core demand stays durable and whether Airbnb can turn product and AI improvements into measurable financial gains.
